Fast, Simple
Fix-Ups that Will Help You Sell Your Home for
the Highest Possible Price!
Think of your home as a product or
service. You need to 'Package" it attractively to create a demand
for it. here are some fast inexpensive changes that should make your
home stand out among similarly-priced homes in your
neighborhood:
Your yard:
keep lawn neat and well trimmed, with well-proportioned shrubs. Front Door:
neat and clean paint it if it needs it. Consider adding an inviting
"welcome mat" or a holiday ornament. Home Exterior: Apply fresh paint where it needs
it. Make sure the windows are crystal clear; potential buyers often
peer through the windows. Make sure ALL of the
Lights are on.
This makes rooms look more inviting and spacious. I recommend using
a vanilla air freshener that applies directly to your air filter.
This gives your home the "new model home" aroma. The Living room ,discard worn, chipped, frayed
furniture. Add lamp if it is dark. Open curtains. The Kitchen Appliances should be spotless and
everything works perfectly. Repair or Replace anything that
sticks, squeaks or drips. The Bedrooms
remove excess furniture to make them appear larger. Make sure Bathrooms are always neat and clean. Make sure
showers are free of scum and tile grout in good shape. If
possible make the Basement look like
a" living area".
When you let Potential Buyers
in the door appeal to their senses: make sure lights are on
the home has a vanilla aroma, and perhaps soft classical or jazz
music playing on the stereo.
RADON FACT SHEET
What is Radon? Radon is
a naturally occurring, odorless, inert gas produced in soil by the
radioactive decay of uranium. Trace amounts of uranium are found in
all soil; it is this uranium that generates the radon gas that is of
concern. When radon itself goes through the radioactive decay
process, it emits radiation called alpha
particles.
What is the concern? When alpha particles strike living
tissue, they cause cellular damage that can lead to the development
of cancer. Since the contact of living tissue with radon gas occurs
in the lungs, our concern is lung cancer.
It has been found that radon is the
second leading cause of lung cancer, causing about 14,000 deaths
every year ( even more than breast and prostate cancer) AS a result
of these findings, the EPA has set the Radon Action Level at 4.0
picocuries per liter (pCi/L). If the average indoor radon level is
4.0 pCi/L) or more, the Epa recommends that it be
mitigated.
Under normal circumstances, very
little radon leaves the soil. For example, the average outdoor radon
concentration is only about 0.4pCi/L .
What is Mold
Molds are microscopic fungal organisms that can be
found on nearly all indoor and outdoor surfaces. When mold spores
find nutrients and sufficient moisture, they will grow and
mutiply. The fungi feed on carbon-based material including wallpaper
backing and glue, wall board, woo, skin cells, and
the like. The fungi produce "flowerets" that can often be seen
in the form of discoloration, ranging from white to
orange and from green to brown and black. The growth
process creates the characteristic musty odor commonly connected
with fungal growth. These flowerets extend "root-like"
systems into the material and absorb its nutrients into
their cells. This absorption deteriorates the materials on which
they grow.
Home Ownership
Never in
history have interest rates been as low as present
day market rates. This is truly the time for most people
to achieve their goal of home ownership. With
lenders competing for buyers business there are all kinds of
packages out there for customers to choose from. Some offer 100%
financing with little or no money from buyers. Most lenders have on-line applications so you can apply from
home.
